3 bedroom fully contained beach house. 2 bedrooms have Queen size beds and other room has 2 single beds. All are adult size. Spacious open living plan kitchen with all facilities, lounge with TV, DVD Player, tile fire, dvds, games and books. Large entertainment courtyard with outdoor setting, sun lounges, gas barbecue and hot/cold outdoor shower. 1 bathroom with 2 person bath, and shower. Separate toilet. Laundry with iron and washing machine. Seascape Beach House is completely solar powered and has rain water throughout the house, Seascape is off the grid. Seascape is close to beaches walk/bike paths, and close to town but set in the bush.

A roomy open plan, passive solar design, solar powered holiday house, based in a natural bush setting over the road from the beach, 3kms from PO; 3 large bedrooms with bedding for up to 6 people, has a large breakfast bar, fully equipped kitchen, dinning table, 2 comfortable lounges, flat screen TV, DVD, movies, books and games with a tile fire for warmth, and ceiling fans. 2 Queen size beds and 2 single beds, (all very comfortable) high chair available, fully self-contained, with ocean views. Large outside courtyard with BBQ, and large outdoor setting and sun lounges. Minimum number of nights apply (see Terms and Conditions).
Cancellation Policy
We understand plans can change, so here are our conditions and policies

Your deposit is non-refundable in the event of a cancellation.
If you have paid more than the deposit or paid in full and you cancel your Booking you will be refunded in
full if more than 30 days notice is given. If less than 30 days but more than 7 then a $100.00 cancellation fee
applies in addition to your deposit. If less than 7 days notice of cancellation the tariff is forfeited in full.
A variation of the Booking which reduces the number of nights stay will be treated as a cancellation of
the Booking in respect of those nights.
A variation of the Booking which reduces the number of guests will be treated as a cancellation of the
Booking in respect of those guests.
An administration charge of $100 will be charged for any variation or cancellation.
If Management is able to relet the Property for the period cancelled a further refund may be made
less administration charges commissions and expenses
We have a minimum nights stay policy of 2 nights except for the following periods: 3 nights for long
weekends and school holidays and 5 nights over summer holiday period and Easter. No refund will be
made for a variation to the extent that it breaches our minimum nights stay policy.
Information regarding the bond will be sent after full payment is made.

Directions
Located 3kms West of Esperance Town Centre.
From the Post Office at the corner of Dempster & Andrew Streets, travel to the ocean front.
Turn right into the Esplanade at the roundabout and follow it across the railway line to a T junction.
Turn left into Twilight Beach Road on the Great Ocean Drive. Approximately 600m from John Street intersection on the right, you will see a Seascape House sign to your right. House located on top of first hill.
