Welcome – to the Observatory Guesthouse
Your home away from home when visiting Busselton WA!
The Observatory Guest House is a small family owned and operated Bed and Breakfast conveniently located in the heart of beautiful Busselton Western Australia, just 150 meters from the sparkling shores of Geographe Bay and we are the nearest B&B to the Busselton jetty!.
The Observatory Guesthouse is a non-smoking property and is adult only (18+)
We offer a well-appointed 4 star (self-rated) bed and breakfast accommodation in quiet peaceful surroundings with hotel style refinements.
The Observatory Guesthouse offers five ensuite rooms, three of them have Queen Size beds, 1 room has a king size bed and one room has two single beds and is disabled friendly.
All Queen and king rooms are located on the first floor together with a balcony for use by the guests. Our twin room is located on the ground floor.
Our cheerful and spacious rooms offer flat screen digital TV, DVD player, complementary bottled water on arrival, radio alarm clock, hairdryer, private Shower & Ensuite, fluffy Sheridan towels, bar fridge, reverse Cycle Air Conditioning, a well-stocked hospitality tray with tea, coffee and biscuits, free wireless internet access and much, much more. The décor in each bedroom has been carefully planned to make your stay all the more enjoyable.
A complementary self-serve light continental breakfast is available every morning, in the dining room
We have an attractive private garden with patio area, where you can sit and unwind with a book or newspaper or even enjoy a relaxing drink, in good weather and soak up the 'Sunny Busselton ' climate. The garden also has BBQ facilities for guests.
Our private illuminated car park is located t o the rear of property.

Cancellation Policy:
A 50% non-refundable deposit is required for all bookings (special circumstances considered).
bookings are not confirmed until the deposit has been receipted.
All bookings cancelled less than 48 hours prior to 1 PM of the day of arrival will forfeit the full amount of booking reservation.Observatory Guesthouse accommodation Terms and Conditions.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
NOTE: please call 0897513336 well in advance (preferable the day before) of your arrival.
The description given is in good faith and we do not accept responsibility for misinterpretation.
To maintain a good standard for our guests we require certain conditions to be complied with.
We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should NOT exceed the number stated on the confirmation Notice.
A Fee of 50% of the total booking will apply for each excess guest not agreed with the owners in advance.
There is NO capacity for extra beds in the room we do not have roll out beds available.
Sorry no pets are not allowed.
Smoking is not permitted anywhere inside the property.
Parties and Functions are strictly prohibited.
This property does not accept Schoolies/School Leaver bookings the property reserves the right to reject bookings from school and/or university leavers for the entire Schoolies Period If you book online and you are a leaver you will be asked to leave and will result in termination of your booking without refund.
We do not except guests under the age of 18 years.
No children allowed.
Parking allowance is for 1 standard vehicle only. Vehicles parked at owners own risk.
The Observatory Guest House is in quiet peaceful surroundings disturbance to other guests or our neighbours including excessive noise is prohibited if you are asked to leave for being a nuisance there will be NO REFUNDS of your booking costs.
Supplements are not calculated automatically in the total costs and will have to be paid for separately during your stay.
The Observatory Guesthouse reserves the right to replace with new any missing damaged or soiled items. Any additional cleaning will be charged approp
