GROUND FLOOR
Upon entering the ground floor, you'll find 2 of the 4 beautifully appointed bedrooms. The 1st is a spacious king bedroom, and the 2nd is a fun kids' room with a bunk bed, both featuring split cycle air conditioning to keep you comfortable no matter the season. A convenient bathroom with a shower is also located on this level.
The kids will love their own dedicated space, complete with a TV for watching movies or playing video games. This room opens up to a garden area that overlooks the ocean, allowing them to enjoy both indoor and outdoor fun. A laundry room is also located on this floor.
MAIN LIVING AREA
As you head upstairs to the main living area, you’ll be greeted by breathtaking views that stretch across Yallingup Beach and Mainbreak.
The fully equipped kitchen is perfect for preparing meals, and the adjacent dining area provides a lovely space for enjoying long, leisurely lunches. Step out onto the deck with a glass of local wine and watch surfers take on the waves below, or snuggle up on the lush sofas inside and watch the ocean roll in during the cooler months.
The main level also features an impressive master bedroom with panoramic ocean views, a spacious ensuite, and a walk-in robe. For added comfort and convenience, this room is fitted with electric blinds. A 2nd queen bedroom with its own ensuite is also located on this floor, offering additional privacy and comfort.
THIRD LEVEL
Head up one more level, and you’ll find a cozy lounge area with large sofas—perfect for sitting back and soaking in the view even further. This space also features a TV, a small sink area, and a powder room, making it another great spot for the kids to relax and unwind.
LOCATION
Just a short walk from Yallingup Beach, you can enjoy a refreshing dip in the ocean before rinsing off in the outdoor heated shower. A local coffee shop, restaurant, and convenience store are also just a short walk away, making it easy to grab your morning coffee or enjoy a meal out. For those looking to explore further, the renowned Caves House Hotel is nearby, and the region’s wineries and breweries are just a short drive away.

Cancellation Policy
Terms & conditions if your plans change
Any money paid for accommodation is non-refundable unless Exclusive Escape Holiday Rentals are able to re-book the property during the period for which the money was paid. If the re-booking is achieved, the money will be refunded less a $100 Admin Fee.
In the unlikely event that a booking must be cancelled by Exclusive Escape Holiday Rentals, we will make every effort to transfer the booking and deposit to a suitable date, within a six-month period from the original booking date. If this is not possible, any payments made by the guest will be refunded in full. No compensation will be offered or paid under any circumstances.
Exclusive Escapes Holiday Rentals strongly advise guests to obtain Holiday & Travel Insurance to cover themselves against unforeseen circumstances.
School Leavers: We do not accept any school leavers bookings at any time of the year.
Exclusive Escapes wishes you an enjoyable vacation but we also ask for you to show consideration to the neighbours with respect to noise, especially after the hours of 10pm. This house is situated in a quiet residential area. Please be aware that outdoor music is not permitted at any time of day, and that loud or noisy gatherings will not be tolerated with respect to the neighbouring properties. The Noise Bond and Refundable Bond will be at risk should complaints be received.
Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced will be closed down immediately.
Please be aware that noise complaints are a breach of our terms and conditions and may result in forfeit of your main and noise bond and / or possible immediate eviction from the property.
