Perfectly positioned in a quiet parkland area which kangaroos frequently visit, guests of this home will enjoy its proximity to Dunsborough, Yallingup Beach, Geographe Bay, and Eagle Bay.
With 3 bedrooms and 3 bathrooms Amaroo is a great retreat for a couples getaway or a smaller families looking to enjoy all things luxury.
Arriving at the property you will note the landscaped gardens thoughtfully laid out with native bush and plants leading you to the front door. Entering into the home you will see a cozy lounge to the right, complete with Smart TV, a fireplace, and a comfy sofa for you to settle down for the evening. The impressive open plan living, dining and kitchen area is a talking point with the large Marri trunk erected through the middle of the room. The garage houses a table tennis set for family entertainment.
The kitchen has been designed and fully integrated with all the modern appliances you will need for your stay, including a BBQ and the all important coffee machines. Choose from either the European drip style or the standard Nespresso compatible pod machine.
Bedroom 1: King with ensuite bathroom.
Bedroom 2: Queen with ensuite bathroom.
Bedroom 3: Queen, double fold-out sofa bed.
Firewood is provided for the fireplace during the winter months. If you require firewood at other times of the year, it can be purchased at local service stations and hardware stores.
Although Amaroo will allow one dog per booking, please note the property is not fully fenced. Animals are not permitted on furniture.
This property includes all linen and towels.
School Leavers: We do not accept any school leavers bookings at any time of the year.

Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced will be closed down immediately.

Just off from the main living area you will find the master king bedroom with plush furnishings and state of the art TV and sound system. There are sliding doors allowing the cool breeze to flow in. The impressive walk in robe has been designed so you feel at home and can safely secure your belongings with safety deposit boxes. The ensuite is complete with a retro but modern tile feature in the large open shower area and his & hers sinks. The master room also has a study space with desk and chair should you need to utilise this during your trip. Back through the main living area and out to the left hand wing of the property is where you will find the further 2 bedrooms, main bathroom, separate WC and laundry room. The 2nd bedroom has a comfortable queen bed with a built in wardrobe, sliding doors leading outside again and an impressive ensuite with bath and separate shower. You are spoilt for choice! Bedroom 3 is an impressive space to the front of the property. Housing a queen bed, built-in wardrobes, desk space a sofa bed for 2 more guests and again, the sliding doors leading out to the garden side of the property this time. The sofa bed is not made-up. We will leave linen for the sofa bed in the cupboard. Please note that rates and availability are subject to confirmation and are a guide only until your booking has been accepted.
Cancellation Policy
We understand plans can change, so here are our conditions and policies
Any money paid for accommodation is non-refundable unless Exclusive Escape Holiday Rentals are able to re-book the property during the period for which the money was paid. If the re-booking is achieved, the money will be refunded less a $100 Admin Fee.
In the unlikely event that a booking must be cancelled by Exclusive Escape Holiday Rentals, we will make every effort to transfer the booking and deposit to a suitable date, within a six-month period from the original booking date. If this is not possible, any payments made by the guest will be refunded in full. No compensation will be offered or paid under any circumstances.
Exclusive Escapes Holiday Rentals strongly advise guests to obtain Holiday & Travel Insurance to cover themselves against unforeseen circumstances.

Please be aware that noise complaints are a breach of our terms and conditions and may result in forfeit of your bond and / or possible immediate eviction from the property.
If you are bringing a pet, please add the pet fee at the time of booking. It is important to note, your pet cannot be left unattended at the property, this is a requirement of the local council. We stayed at Amaroo for just over 2 weeks over Christmas and had an amazing time! The property is ideally located within a short drive from Dunsborough as well as excellent Yallingup wineries, Wild Hop brewery and Commonage Coffee. The house is beautifully furnished in a modern country style with a brilliant, well equipped kitchen (perfect for cooking Christmas lunch!) and cosy log fire. A great spot for nature lovers with kangaroos on the front lawn and even the alfresco area as well as some great nature trails nearby. An excellent place to stay!
